With all the real estate agents advertising their services, how do you sift through them all and pick the best one for you? Especially someone that is not a sleezy salesperson and has your ultimate best interest in mind.
There are things you can do to accurately assess a realtor to see if they’re the right fit for you. Here are 3 ways find the ideal real estate agent:
1 – Look at Their Recent Sales – Ideally, you want to work with someone who has experience buying and selling homes similar to yours. Check out a list of their recent sales, and compare the listing price to the sold price, as well as how long the home was on the market before a firm sale.
2 – Check Out Their Current Listings - Since most home buyers use the internet as their first tool in search of a new home, go online and check out the realtor’s web presence to make sure they are using this tool effectively. Their current listings should be actively marketed on the internet. Two places to check out include Realtor.com and the agency’s own website. Also pay attention to how closely the agent’s listings mirror the type of property you are looking to buy or sell. Ideally, they should be in the same area, within a similar price range, and have similar physical attributes.
3 – Choose a Realtor Experienced in Your Neighbourhood of Choice – Not every neighbourhood has the same market activity. Working with an agent who has experience buying and selling in your neighbourhood of choice is helpful when buying or selling. If the agent can mention other available properties in the area off the top of his or her head, or mention a property in your area that recently sold and for how much, that shows that he or she really knows the area.
At the end of the day, what you’re looking for is an agent who is active in a specific area and price range, and has the type of market presence you need to help you buy and sell successfully.
